All of those factors are meaningless for calculating worth.

I'd get a professional domain appraisal from a company like SEDO or NamePros. They'll give you a very accurate approximate to what it is worth and how much you could sell it for.

I disagree. I base a web site's worth only on its annual revenue.

Most everything else can be artificially boosted.
