I would say that domain appraisal services overestimate the value of domains, and the free ones especially so. They will always value your domain higher, so that you list it for sale and they get a comission (it's like the free online IQ tests, that give you an artificially high IQ to try to convince you to buy the full report).
Personally, I think undeveloped domains are worth very little (unless they are exceptional, like webhosting.com or something...) and sites are only worth money if they can earn money.
There is a domain name appraisal forum somewhere (Greatdomains perhaps?). You could try posting there.
