This is a very difficult question to answer, due to all the different sites available on any given topic. Some may try to determine the price because of unique visitors, or on present net profit, or a combination of those two, or many other things.
You may want to do a search in the Sites For Sale forum. There is a thread there about the worth of sites and the rule of thumb that some people use to buy/sell sites.
