It depends on how much money the site is currently making. I've seen rules of thumb that say a site is worth about what the site would be expected to bring in over a year. I've seen other people say what the site will bring in over 3 years.
I think it also depends alot on how many other similar sites are up for sale and how much work it would take to start a site from scratch and get it to the point where you site currently is. If I can build a site that matches yours in terms of content and traffic and revenue in a month or two I'm not going to pay a lot, but if it would take me several years to get there I would pay much more.
Ulimately I think it always comes down to the buyer. Your site is ultimately worth what someone will pay for it and that buyer is going to have their own factors in deciding what they will pay.
