Well, they're right - you need a ratchett, some spanners, seventeen iframes, a div, with left aligned embedded pre-recursive scripting languages built in to the mouseover, and a cat.

Is almost what I was gonna suggest, but mine is enough different to post it anyway...
go to a good property agent selling property in costa rica (clue: search on google for costa rica property) find one that looks so cool YOU wanna buy their property and throw your whole site away, and then make your site look like theirs.
Ah, the last part. That's what you think is tricky. Well no. That's the easy bit. It's all mechanical. The tricky bit is knowing what looks good. So do the thing me and magicvw said, and find a competitor who does it better than you. Then make a design a lot like theirs, and use it. How to do the last bit is quite easy -
get a copy of Dreamweaver for you computer. Then use "div" boxes (the little box in the tools which has a sort of handle on it) to locate everything precisely on your page - just draw everything - use the tools, get images from clipart etc (it's cheap, or free, depending on how and where you look) and make the site look the way you want.
Here's an example of something similar (although i didn't look at any competitors because I don't have any... ha ha ha)... i.e something that looks cool because I made it using dreamweaver after deciding how I wanted it to look, more or less.

I did use someone else's artwork from a public uncopyrighted place and MASSIVELY alter it, but other than that and the clipart it's all my own work. Wait a minute - what IS there other than that and the clipart? Not much, a bit of javascript (which i found), mostly html or something (of which 99% was made by dreamweaver at my request), and - well, nothing else really.
