I have tried a lot of ways but all of them react badly with the java script I already have on the page. This works so well and is so simple.

All you need is to handle the onUnload event
Code:
<BODY onUnload="alert('Are you sure you want to exit')">
Simply replace the alert with whatever you want to do. If you want to redirect, you can use
Code:
window.location="path";
