Lets start a thread that gives ideas on the best way to approch a company and give them details about your site and advantages they give on advertising on it. Also a range you should charge.

I have got three companies on my site advertsing with me each paying $30 a month for unlimited priority banner inpressions. This comes with full stats about their banner. Is that a good deal of is it to much. Its paying the bills but i would like to have enough cash flow to pay our 3 admin and 5 moderators something.

Many sites look for content that applies to there site. If people are visiting the site they want to advertise on, and the site they want advertised is very similar to that, but has a unique approach, then I believe they have a very good reason to advertise with that website. Now for the website advertising, they could perhaps charge a decent amount depending on how well the traffic flows for that website. I would determine that by checking your stats daily and coming up with an estimate after the first week perhaps?

The best way to eventually find advertisers that are willing to buy ad space on your website is to initially give it away unless you operate a website that allready gets a ton of traffic. For websites starting out, listing people in your directory for free for a while is a good way to show them that they will actually get traffic from your website. Then you approach them down the road and try to sell the space for $4.99 per month or something low that you know you can snag them for. Then after the first 6 months to a year, you jack it up a bit more and more and more until you're finally getting what you deserve for that property.
