http://www.seomoz.org/tools/kwtool.php <-- is this a good tool or has anyone used this to find if a niche is a good find and if so, what kind of % or numbers did you get that told you it was good?

Symbiotic.Com is pretty good. That's what everybody uses nowadays. It's AdWords based, rather than overture based, so it's much more accurate.

I've used that tool quite a few times and found it very helpful and informative. You can view the top 1000 words as well. Which is located here.
