You can setup a classified ads type site in any niche and monetize by charging for ads in certain categories and make the rest free. You could put text ads on pages, or actually hit the pavement and sell ads to local businesses. I think something like this would work best by marketing locally or regionally though - only a few niches would probably work nationwide or internationally.
In any event, when I wrote this post I couldn't believe that this was all done with a single Wordpress theme and no plugins at all. This is probably one of the most innovative WP themes I've seen to date.
