Questions on linking and SEO

I recently visted a site that has a disclaimer style comment on the bottom of the page. This site was a mortgage brokers site: www.windsormortgage.ca.

So far, with the research I have done, I understand that in order to acheive search engine optimization you should list keywords in your META tags and then make sure that those keywords are somewhere in your content. I understand that the more the keywords appear in the content the higher the rank you'll get.

In this disclaimer they list their competitors... After I looked closer, I noticed that each competitor listed was actually a link to the competitor's website. I dont understand why he would do that. Does it give him higher ranking on the search engines??

Below that statement they list the cities that they service... Each city listed links to a page on their website. The page it links to is the same everytime but the title is the name of the city that is clicked.

I Don't Understand why they do this???

I have heard of linking to other sites, but I was under the impression that it only benefits your site if THE OTHER guy links to you. Is this not correct?

If I am correct, wouldn't it be the same having these links as just having the words themselves??

Any help is appreciated.

For SEO, read the articles on High Rankings:

I believe they are linking to the competitors (if for SEO) because if people search for the competitor, then the mortgage website you visited should come up in the results as well.

They probably do the city changing in the title for people doing local searches.

I could be wrong, but I didn't think linking to another site carried any weight. Otherwise wouldn't we all be linking to our competitors?

Inbound links, however, are a different matter.

I'd be interested if anyone else has a slant on this.

that was my thought.

I was under the impression that the benefit to linking was if you can get someone else to put your link on their site.

AS FOR THE SEARCHING

if you go to google and type "<competitor> mortgages" then his site comes up... So I know why he wants his competitors listed on his page. However, i can't think of any benefits to actually linking to their site... In theory, wouldn't they just be helping their competitors get a better ranking???

Zinc.
