I'm just curious if anyone uses a program for link building that will keep track of your link exchanges and categorize them based on the anchor text used on each link.
Currently I'm just using a forum to keep track of this and I figure theres probably an easier way.

You don't need a spreadsheet or a text doc to do that, though, Shannon. Check your site stats and see which links are sending you traffic on a consistent basis. These are the links worth having, provided that you're not also sending them more traffic on a consistent basis in return (usually with link exchange, someone ends up getting screwed in the arrangement, so don't expect this to be the case.)
Well, I am not doing the links for traffic Adam, and I have done probably 5K+ link exchanges across all my sites. That is why I now rank high in very competitive terms. I only get the links for the value they do for me, and I do 3 ways most of the time as I give them a PR5 or so link for a 3-4!
I understand what you are saying, but in my case it just doesn't apply...
