tough the website is not listed in any se
so would like to know are these keywords real

well they are not keywords, they are key phrases, while I wouldn't know the CPC value, financial ads to pay/cost a lot

If you have an adwords account go set up some test campaings, they will tell you what you need to pay to make them active. If they cost you more than .50 cents then rock out with it!!

You need to look at the general topics covered, not so much the individual key phrases. A quick scan shows loans, legal, and insurance.

I wrote an article with screen shots about determining profitable "key phrases" or niches as I call them.
