I have had this site for about a year.
There are approximately 13000-25000 page views a month, and there are about 2500-5000 uniques a month. This may not seem like much, but the site gets a constant stream of visitors.
This site generates income through google adsense, and through sales/services. As it is a template site, I offer web design, etc. services. This site gets about 10 dollars a month in ad revenue.
I develop the content for the site, and it required me to spend perhaps 2-4 hours a month on the site, maybe more If I designed templates.
The reason for selling is, simply put, I need finance for other means, this is a regretful sale (if it sells

I will help with the transition of the site to the owner, I have already coded a dynamic cms, and i will upload it if the buyer requires.
The cost of running the site is approximately 3 dollars a month
, as the hosting provider offers discounts, etc. Together with domain registration the site costs about 40-50 dollars a year in total, perhaps less.
This site includes ALL the tutorials on it, ALL the templates, and other content. I will still offer support for materials however. The buyer does not have to keep the content, they can host only their own stuff.
